Marketing Team Members------------------------------------------------------------------------------------------------------------------Summary of ResponsibilitiesThe Director of Marketing is responsible for all on-site and company marketing efforts, promotions, merchandising, outreach and resident/client retention.
Essential Functions Responsible for all advertising campaigns, including placement, creative direction, contract negotiations, monthly ad audits, and analysis of distribution and results.
Interface with potential, new, and existing clients providing ROSS Companies marketing and sales materials to assist with the promotion of the Company.
Monitor key market indicators providing insight and recommendations on product enhancements, potential acquisitions/development, pricing, and capital improvements.
Review and analyze weekly rental reports, weekly leasing summaries, monthly rental reports, and monthly marketing surveys providing recommendations regarding any noted challenges as necessary.
Perform needs assessments, develop and implement strategies to address marketing issues for new and challenged communities.
Develop unique positioning statement of all new communities, to be carried through the entire marketing campaign.
Assist with the integration of new communities and clients.
Marketing facilitator to all site teams, providing coaching, training and assistance, as needed.
Plan marketing efforts, including signs, banners, outreach marketing, merchandising apartments, resident referral programs, marketing events, etc.
Assisting Regional Property Managers and Property Managers with the design, production and placement of ads and collateral materials.
Assist Property Mangers and Regional Property Managers with outreach efforts.
Periodic on-site visits to ensure the marketability of vacant apartments, amenities, curb appeal, etc.
Working with Regional Property Managers to design and furnish leasing centers, clubhouses, models and interior and exterior sign packages, maps, etc.
Preparing annual marketing budgets, based on cost/application analysis.
Conduct weekly marketing meeting with agenda to discuss status of each community, projects, events etc, identify any marketing/ rental issues and provide strategies to address any marketing issues.
Maintain ad book of all advertising being placed with each vendor.
Assist with revenue management.
Participate in planning company events; i.
e.
team meetings, holiday parties, recognition events.
Required Experience5
years previous Property Management Marketing experience in the D.
C.
Metro area; excellent analytical and decision making skills; excellent interpersonal skills, verbal and written communication skills; excellent presentation skills and creative ability.
Education RequirementsWorking ConditionsGeneral office working conditions.
Occasionally additional hours will be required throughout the year.
